There are different types of commercial property investment: Direct, syndicated, un-listed, listed, managed funds, and index funds. On top of that, you have various subsets within the commercial property sector, all with their unique set of pro's and con's to consider. For those who seek either the chance to influence value, or a great source of cashflow in retirement, commercial property should be considered.

Note this episode is a re-edited version of episode 80, where I had Brandon Wilcox and Jack Revill on to discuss commercial property. Next week I have Carl Burling and Jack Revill on (again) to discuss 'what's next' for commercial property.

Investing in un-listed funds of all sorts can be part of a valid investment portfolio. Just like any one of your components [be it property, individual shares, and even cash], you have to accept a set of known, and unknown risks in order to obtain the return you seek.

The disclosure rules are a little less prescribed with un-listed companies though. This may increase the odds you haven't had an opportunity to perform due diligence (relative to say, shares in Air NZ for example). Provincia offers un-listed shares in a commercial property fund, and they're currently seeking funds.

Please do your own due diligence and seek advice from an accountant, lawyer, or financial adviser, if you require sign-off for becoming an 'eligible' investor (as per the following rules).
